BDO’s long-term investment in London’s transformed central West End

Accountancy and business advisory firm BDO has signed a long-term lease for its new UK headquarters at The M Building, situated in the heart of London’s transforming central West End area.

BDO’s new building will provide over 220,000 square feet of ultra-modern flexible working space for its 5,000 London-based workforce.

This investment in London forms a key part of the firm’s national property portfolio across 17 UK locations for its 8,000 people.

In the last two years, BDO has moved into new premises in Glasgow, Nottingham and Ipswich, and has invested in major refits in Edinburgh, Bristol and Southampton. It is shortly moving offices in Guildford and, next month, will move into its new Manchester office, Eden, the most sustainable office building in Manchester.

BDO’s Birmingham office is about to undergo a major refurbishment this year and it is looking at further expansion of its presence in Liverpool, where it is now a significant and visible local employer of in excess of 500 people, from a standing start in 2015.

BDO’s new London office is its biggest investment by far and will represent more than half of its UK space. BDO, which has been headquartered in the West End for over a century and at 55 Baker Street since 2007, plans to relocate in Autumn 2027 when the lease on its current premises is due to expire.

Paul Eagland, BDO’s Managing Partner, said:

“BDO UK has more than doubled in size over the last eight years. As we look to the future, we remain committed to investing in first-class people and first-class infrastructure.

“It’s exciting to have secured such a great property as The M Building. The building helps us meet many of our commitments: to our people, to our clients and to our planet.

“Working together is what powers our business, and we remain committed to offering flexible, modern spaces where we can learn together, share ideas and collectively deliver work to our clients.”

“London is a globally recognised city, full of interesting office spaces. It’s been important to build on our heritage by continuing our commitment to the West End. Many of our people have a strong attachment to our West End presence; I have personally been working here for nearly forty years. Our new UK headquarters will provide a modern, flexible working space in the beating heart of the regenerated Oxford Street area.

“As well as offering a host of high quality amenities, The M Building also boasts strong environmental credentials, which will help us achieve our Net-Zero commitments, the first of which is to halve our emissions by 2030.

“Moving to a new headquarters in 2027 will mark the start of a new chapter in BDO’s history and give us a new site from which to grow our UK business in a responsible and sustainable way.”

London’s West End is seeing millions of square feet of major office developments, the majority of which is new build and it is increasingly seen as a highly attractive area for professionals to work. The M Building, on Marylebone Lane, sits next to Bond Street station, an area that has radically changed following the completion of the Elizabeth Line.

The M Building has an ‘Outstanding’ BREEAM rating for sustainability, placing it in the top 1% of commercial buildings in the UK, and an EPC ‘A’ rating for energy performance.

The property is owned and being fully developed by Ramsbury, in partnership with development advisers, Capital Real Estate Partners. CBRE also advised on the transaction.
